| In April 2002, Aeon began a $2.4 million renovation of Pine Cliff Apartments, a 30-unit apartment building on the corner of 5th Avenue and 19th Street in Minneapolis. The renovation was carefully phased to allow residents to remain in most of the building; apartments were renovated one floor at a time.
In the renovation, Aeon added windows facing the street and parking lot, well-lit common spaces, and clearly defined boundaries between public, semi-public and private space.
Specific improvements to the building include:
- Removing asbestos from the ceiling and floor
- Refinishing each unit with new cabinetry, appliances and finishes
- Refinishing all of the common areas, including the addition of windows to the stairwells
- Making fire and accessibility code upgrades to the corridors and stairs
- Replacing the 30-year old boiler and controls
- Providing space for on-site management facilities, including a restroom, kitchenette, and materials storage
- Rehabilitating the Community Room to include Heating/Ventilating/AirConditioning and a kitchenette
- Providing a laundry facility on each floor
- Whole-building replacement of insulation, masonry, and energy-rated windows
- Landscaping the grounds, including the addition of ornamental fencing
